Harlem Market grocery store to open in East Harlem

Tri State Commercial Realty is featured in the New York Business Journal article Harlem Market grocery store to open in East Harlem.

Harlem Market, a new grocery store, will open in New York City’s East Harlem neighborhood sometime during the next six months. The 3,600-square-foot space, located at 1944 First Ave., will feature a section with hot foods, a smoothie bar and a salad bar. The deli Dave’s Marketplace previously occupied the space.

The lease is for 10 years with an option for a five-year extension. Asking rent was $65 per square foot.

Tri State Commercial Realty’s Dov Bleich and Zack Setton represented Harlem Market and the landlord, L+M Development Partners, on the deal.

Harlem Market is the sixth business for the undisclosed owner in New York City.

“The majority of this tenant’s places are just the average deli,” Zetton said. “This is going to be a project where he is going to be [incorporating] a lot more high-end look within the deli.”

Although Harlem Market is “giving the vibe of something that is nicer than your average deli,” Setton added, “it will have prices that are within the realm of the budget of the community.”

The location “has a hundred residents right behind this store,” Setton said. “The closest spot they needed to go they had to leave their complex — now all they have to do is literally walk out the door.”
