Activate Games to open first New York City location

Tri State Commercial Realty is featured in the New York Business Journal article Activate Games to open first New York City location.

Activate Games will open the flagship New York City location for its team-based interactive gaming in Manhattan’s Union Square neighborhood.
The approximately 14,800-square-foot space, located at 24 Union Square E., includes part of the ground floor and the entire second floor of the 160,000-square-foot office tower.

This building previously housed Toys ‘R’ Us’ flagship store and later a Raymour & Flanigan store.

The lease is long term.
Asking rent for the ground-floor space was $350 per square foot while asking rent for the second-floor space was $95 per square foot.
Tri State Commercial Realty’s Chandler Slate and Sherry Chera represented Activate on the deal. Building ownership, S. Klein Family LLC, was represented by Newmark’s Jeffrey Roseman and Drew Weiss, and Resolution Real Estate Partners worked as a consultant for the landlord.
“Union Square East has seen a huge resurgence over the past few years, with many new restaurants, quick-service food tenants and national retailers opening, including brand-new flagship stores from Target and Petco,” Roseman said in a statement.
There is an approximately 10,000-square-foot space available on the ground floor and an around 9,400-square-foot space on the lower level.
