Nine New Developments Underway in Williamsburg, Brooklyn

Nine residential and commercial projects are currently under construction in Williamsburg, all within walking distance of the L train's Bedford Avenue station, and together they will add roughly 200 housing units to the neighborhood. Most are small- to mid-scale buildings, with several already topped out and completions staggered through 2027 and into early 2028.

The largest is 277 North 8th Street, a 17-story building from GW Infinity designed by Kao Hwa Lee Architects, which will include 99 rental units, 66,718 square feet of community facility space, and 2,713 square feet of commercial space. Nearby, 213 North 8th Street will deliver 21 condominiums above 5,954 square feet of commercial space, while 204 Bedford Avenue, a site left vacant after a partial building collapse in 2020, is being rebuilt as a mixed-use building with a double-height retail ground floor after selling for $8.5 million last year. Other projects include 84 North 6th Street, an 11-unit residential conversion by Empire State Realty Trust with two ground-floor storefronts, and 200 South 3rd Street, a completed 30-unit building with nine affordable units and ground-floor retail.

The most notable commercial project may be 98 North 6th Street, where a former Urban Outfitters store is being converted into a members-only club operated by Breitling and VCR Group, with retail space, a live music venue, and a rooftop lounge.

At TSC, what stands out is how much of this pipeline is being built around ground-floor commercial space, even on smaller lots. Williamsburg's retail corridors near Bedford Avenue continue to attract both new-build storefronts and creative reuse of existing retail boxes, and a brand-led concept like Breitling's club shows how high-end tenants are treating the neighborhood as a destination rather than just a shopping street. With roughly 200 new households arriving within walking distance of the L train over the next 18 months, retail owners and prospective tenants in the area should be watching how these new storefronts lease up, since they'll set the pricing benchmark for neighboring space.
