The long-vacant Hotel Bossert in Brooklyn Heights is being redeveloped into The Ritz-Carlton Residences, marking the borough's first branded condominiums. SomeraRoad, which acquired the 117-year-old building for $100 million in May 2025 after it went through foreclosure, is partnering with Marriott on the conversion, which recently won Landmarks Preservation Commission approval after the developer agreed to scale back planned rooftop additions.

An offering plan filed with the New York Attorney General points to 62 condo units and 23 storage units within the 187,000-square-foot, 14-story building. Danny Meyer's Union Square Hospitality Group will open its first full-service Brooklyn restaurant on the ground floor. The project preserves the building's original brick facade, terra-cotta cornice, and arched windows, with construction expected to start later this year and completion targeted for 2029.

At TSC, this is a clear signal that luxury hospitality brands see strong enough demand in Brooklyn Heights to plant a flagship there, its first standalone Ritz-Carlton residence in the borough. A branded condo project of this scale, paired with a high-profile ground-floor restaurant tenant, tends to lift pricing expectations and interest for surrounding retail and residential product in the immediate area, and it's worth tracking how comparable adaptive-reuse deals for other stalled or distressed historic properties in Brooklyn get priced in its wake.
