$60B Fintech Ramp Inks Huge Expansion In Flatiron: The N.Y. Deal Sheet

Fintech company Ramp has signed a 175,000-square-foot expansion at 28-40 West 23rd Street in the Flatiron District, bringing its total footprint to 460,000 square feet across floors six through 12. The deal gives Ramp most of the 12-story, 575,000-square-foot building owned by Williams Equities.

This is Ramp's fourth commitment at the property since moving in during 2023, following a 66,000-square-foot addition the next year and a 153,000-square-foot expansion in March 2026. It comes shortly after the company raised more than $1.8 billion at a $60 billion valuation. Colliers represented the landlord, and CBRE represented Ramp.

Elsewhere in Manhattan, Dolce & Gabbana is moving its New York headquarters to the full ninth floor at 551 Fifth Avenue, a 21,000-square-foot long-term lease with The Feil Organization. Tishman Speyer sold 148 Lafayette Street in SoHo to Shorenstein Properties for $132.5 million, up from the $105.5 million it paid for the building. At 245 Park Avenue, SL Green and Mori Trust closed a $2 billion CMBS refinancing backed by seven lenders.

At TSC, we see Ramp's repeated expansions as a strong signal for Midtown South. Growth-stage tenants are choosing to scale in well-located, renovated pre-war buildings rather than relocate, and that tends to tighten availability for other users in the submarket. Paired with a profitable resale in SoHo and a $2 billion refinancing on Park Avenue, the week points to buyers and lenders that remain willing to commit capital to quality Manhattan office assets. For owners of comparable buildings, how far this momentum extends into the broader office market is worth watching.
